When you purchase a production home, the process takes time but is relatively easy on your part. You basically choose a location and a builder, pick a model of home you like, sign a contract, and wait until you can move into the newly built home.
When it comes to custom home building, however, the process requires you to put in much more time, energy, and money. Though you may not be physically building the home yourself, you will need to be prepared for lots of planning and active involvement as you make decisions about the perfect location, design, and construction of your dream home.
Obviously, you want your custom home to turn out the way you envision. And since you will be working hand in hand with professionals throughout the whole process, you want to be sure to assemble the right team. There are five professionals that are critical to creating you the custom home of your dreams:
1. The Architect
The first professional you need for your team is an architect. A qualified architect will be able to meet with you, consider your vision for your home, make suggestions, and draw up a design that the contractor will use to make your dream home a reality. Along with designing the exterior of your home, an architect will help to ensure that the interior of the home provides optimal function and accessibility and that the home sits in the ideal location on the property.
2. The General Contractor
As previously mentioned, the contractor will bring the architect’s blueprints to fruition. Typically, a contractor will employ a crew or several crews of people with varying jobs, such as laying the foundation, installing flooring, framing and painting the walls, and constructing the roof.
Just as Angie’s List explains, it’s hard to overstate the importance of choosing a reputable builder—one that’s licensed, bonded, and insured. When a contractor is licensed, it serves as proof that they have gone through the appropriate training to meet various industry standards in their work. Insurance protects you if damage is done to the home or if a worker is injured during construction. Finally, bonding ensures that the contractor will perform satisfactory work.
3. The Structural Engineer
A qualified structural engineer is paramount to ensuring your home is structurally sound. They will work closely with the architect to confirm that the plans meet local building codes, and they’ll make sure that the right materials are being used so that your custom home is stable—from the foundation to the walls to the roof. You can expect the civil engineer to check in periodically while your home is being built.
4. The Landscaper
While the architect will make sure your home is well-positioned on the property, The Denver Post explains you will need a landscaper to beautify the property. A professional landscaper will be able to design your yard, garden, and/or walkways and help you choose the plants, flowers, and other features that will maximize curb appeal.
5. The Interior Designer
What a landscaper can do for the outside of your home, an interior designer can do for the inside. This part can be quite fun, though it’s still laborious. A professional interior designer will be able to meet with you to discuss your overall vision and tastes (e.g., contemporary, rustic, colonial, etc.) and make it a reality—all while ensuring that the interior of your home provides optimal function and accessibility.
A lot goes into custom home building, and it’s critical to have the right team by your side. Make sure you find a qualified architect, contractor, civil engineer, landscaper and interior designer so that you can set yourself up for a good experience. Most importantly, try to enjoy the process of building your dream home!
